BAFE SP205 – Life Safety Fire Risk Assessment

Our fire assessors are British Approvals for Fire Equipment (BAFE) approved, a third-party certification scheme verifying organisational competence with fire risk assessments under the Regulatory Reform (Fire Safety) Order 2005 and Fire Safety Regulations 2022.

What is a Responsible Person?

A “Responsible Person” is the person or party with a legal duty for fire safety in non-domestic premises and communal areas of residential buildings.

 

They’re typically the landlord, business owner, or managing agent.

 

Under the Regulatory Reform (Fire Safety) Order 2005 and Fire Safety Act 2021, they must ensure a suitable and up‑to‑date fire risk assessment is carried out, maintain effective fire safety measures, inform and train relevant people, plan and document emergency procedures, and regularly review fire safety whenever the building’s use or occupancy changes.

What is PAS 79?

PAS 79 stands for Publicly Available Specification 79 and is a British Standard code of best practice for carrying out fire risk assessments. 


It’s not a legal requirement, rather a proven, structured framework helping us as fire assessors consistently perform fire risk assessments in a clear, compliant, and quality assured way.


PAS 79-1:2020 provides guidance for non-housing premises whereas PAS 79-2:2020 assists in housing premises.

Which Properties Need Fire Risk Assessments?

Fire risk assessments are required for most non-domestic premises and communal areas and are the responsibility of your “Responsible Person” under the Regulatory Reform (Fire Safety) Order 2005, Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022.

Commercial and Public Properties

Where applicable, fire risk assessments are required for offices, factories, shops, schools, care homes, hospitals, venues, construction sites, care homes, assembly spaces, transport facilities, animal premises, stables and warehouses.

Residential Properties

The communal or shared spaces like stairwells, kitchens, corridors and entrances and exits for HMOs, flat blocks, hotels, guest houses, holiday lets all require fire risk assessments be recorded and performed regularly, for all applicable premises.
